Tjtps, just a thought, have you considered how you will enable the upkeep of the property whilst in the UK, It can become expensive having to pay plumbers etc to put minor problems right, and when you are nowhere near it can be difficult to remedy things at times, leaks, electrics problems, broken gates etc soon appear to be problomatic if you don't have a good maintaince man on hand. My houses are new built when let, but still problems arise.
If you have a gutt feeling what you want to do, then follow it for good or bad, sooner you decide one way or another the better you will feel :)

tjtops, If I may offer you what I believe to be the best solution:

Offer them an initial contract of 11 calendar months, then one month without a contract, then offer them a new contract of 11 calendar months and so on, to be honest in my opinion (based on life experience) if they're not ready to buy after two years they're never gonna be, this way you are safe under the law and you can still put the house on the market after this period anyway.

I think that the contract has to roll over after the 11 month period, you can't just suit yourself as a landlord what you do !

OK guys n gals.....just so you know the outcome (!)...after MUCH angst (and taking on board what everyone has said) I have decided.................................no! Well not at this time anyway. Maybe might think differently in 5 or 6 months' time but at the moment....no!
~Thank you all again.... I gather from other sources that RTB is fairly popular at the moment, so hopefully this discussion has helped other people!

Just had a family in a house I rent out they were interestd in buying but have changed there minds in fact they owe me 2 months rent the contract finishes 30th November but an estate agent has told me that even after that date I cannot take back possesion of my house even though they have gone back to UK, because some of there possesions are still in the house this I dont understand I thought the property would become my property again. Any suggestions

is there any written proof that they have possessions in the house? if not after the end of the contract date take those things and dump them on the agent!!
