I wonder if anyone can recommend a firm in the Axarquia area that pumps out Septic Tanks ?

Desatoros Pepe Nuñez SL is a huge company based in Málaga but operating in the whole of Andalicía specialising in this kind of work. They are highly professional and efficient but obviously not cheap.

Thanks for that. Do you know if you can take out a contract with them for regular emptying of a Septic Tank ? Am applying for a DAFO at the moment and one of it's requirements is that you have such a contract.

A contract? If the tank is the right size and installed properly it should only need doing about every five years!

Why should a septic tank, assuming it is a septic tank and not just a hole in the ground, need pumping out at all?
Mine dosn't need pumping out.

Eventually the residual solids that will not break down can build up to the point where they need to be removed.
We have had ours for 16 years and had no problems but we did have a larger size installed on the advice of the architect as he said it would last longer before requiring any attention.

The OP says he needs to "take out a contract with them for regular emptying".
I've been using mine for 13 years, you for 16 years so I suppose if we had it pumped out every 20 years then that might be classed as "regular emptying"?

As I wander the planet looking for another house to downsize into (and failing) it becomes apparent that most vendors have no idea what they have. I think there are three basic types of sewage disposal used in Spain and only one of these should be referred to as a "Septic Tank" whereas it is usual for all three to be described as a "Septic Tank".
It is also usual for the emptying requirements to vary from frequent emptying required through regular emptying to not usually requiring emptying at all.
When viewing one of my stock questions is "Where is the Septic Tank" only once in 18 viewings has the vendor said over there and pointed to a vent sticking out of the ground.

Most don't have one.
Few even know where their water comes from and know the capacity of their deposit or even if they have one.

I built ours when we bought the Finca., two chambers , 25 metre leech line, built to Victorian specs. It's been going for 18 years and I expect it to go on for many more years yet. Most of our grey water is used on the shrubbery so it just gets the good stuff!. Size is really important as Sid says.

Yes, I know that they shouldn't need cleaning very often, but as I said in my second post, a contract for regular emptying a Septic Tank is a requirement to get a DAFO. Silly it may be, but that's the requirement. I will probably cancel the contract once I get the DAFO, but the Junta needs to see a contract, before they issue the DAFO.
Now hopefully someone can answer my query ?

Which is not a problem until you want to sell the house, then it will be.
Trying not to get sidetracked onto DAFO discussion, (which has been covered in other threads on this site)................. back to the original question......if anyone can suggest a firm that I can get a contract for emptying the septic tank.

So going back to your original question.
I'm guessing you don't actually need your septic tank pumping out at the moment?
You need a contact to satisfy the jobsworth, who is just doing a box ticking exercise, who is going to issue your DAFO?
Why not ask him who other people have a contract with in order to get their DAFOs.
If Velez Malaga ayuntomiento is insisting n a contract then I will be in the same situation when I apply for a DAFO.

Whatever they want to call it (AFO, DAFO, SAFO, RAFO or even a 'DAFTO') it is nothing more than a legitimised scam to part as many people as possible from their money.
Unless you are planning to sell, or require this worthless scrap of paper for some other pressing matter, do not even consider going down this road because by the time you come to do so it will probably have been replaced by some other imaginative money-making scheme for which the requirements will be totally different.
As far as needing a contract to empty the septic tank is concerned this is total nonsense and is certainly not a requirement locally. The installers of mine said it may need to be emptied in eight to ten years time by which time any fly-by-night company with which you take out a contract now may be long gone.

When friends got a low offer on their campo house only a few months after putting it on the market, they said you can have it at that price as long as you don't want a DAFO. Like us, they could no longer access where their pozo negro is sited and installing a proper septic tank would be an almost impossible job. House sale all went through OK. Other friends who did install a new tank and get a DAFO in order to sell their house did not have a contract for emptying it.

When we raised the issue of a DaFO we were told we now need an additional tank for the grey water. Wouldn’t bother but we need a lot of work on the entrance drive and without a DaFO - no permit. Anyway we installed the second tank but god knows what people with smaller gardens will do.
We are thinking now, as the previous poster - just sell at a big discount with no DAFO. And as Sid says, by the time we want to really sell DAFO will be replaced with something else!
