Reform Requirements

Postby telboy » Thu Oct 04, 2018 6:55 pm

We are wanting a property reformed which we discussed with the Ayuntamiento architect. He said the work we want does not require a 'Proyecto' as it is obras menores but we will need to submit plans drawn up by an Arquitecto Tecnico.

Does anyone know how detailed this plan needs to be? Is it just room sizes, elevations, windows, door placements etc or does it need to be extremely accurate as in electrical lighting/sockets/switches/plumbing/pipework/drainage etc.

If minor works, and no building consent required, then an architect's plan would only be necessary to ensure that you contructed something to a good standard, and maybe for the benefit of a future owner.
