It's a certificate from the Spanish Land Registry which shows the ownership of a property and whether there are any debts attached to it. If you have a digital signature you can obtain one online, but if not you would need to go to the Registro de la Propriedad No. 1 (Vélez-Malaga) which is on Avenida de las Naciones. There are No. 2 and No. 3 offices as well, just around the corner, but No. 1 is the one which deals with Alcaucín. You need to order the certificate before midday and can then collect it the following day. It cost around €3 the last time I got one, in 2017. Take your escritura as you will need all the property reference numbers, you fill in an application in the office, pay the fee, they stamp it and tell you when the nota simple will be ready for collection.

You do not need a digital certificate to be able to obtain a nota simple online but you will need credit card details to hand:

Just check before you set off to get a new one, that you do not already have one - ours was at the back of the folder that the notary gave us containing the escritura ... It is a separate sheet of paper, ours was stapled to the back inside cover of the folder, and clearly titled Nota Simple - it is a summary of the property details.

I think there is a time limit on a Nota Simple of about 90 days.

The nota simple is only valid at the time it is issued. You could get a nota simple one day then take out a mortgage or sell the property the next. This is why, if a Notary is doing his job properly, he should obtain a nota simple a few moments prior to the signing of an escritura.

It is also why a purchaser of a property should obtain a nota simple for himself rather than rely on the seller to provide one as it could be manipulated to show something completely different.

Beachcomber's last comment very helpfuf ... implies it is pointless trying to obtain a ns until the last/valid moment ... btw following Gasman's comment I did look through a very thick file of escritura papers but could only find a couple of 'nota simple informativa' ...

That’s the one you are talking about. Often you have two, one before the transaction and one after.

As Beachcomber said, it’s pretty useless unless current.

You didnt say OP why you need it now, if you do, or are you just wondering what it is ... As I understand it, it is normally issued at the time of transaction on a property sale, and is not normally something you would need to update - it is automatically done at the next transaction along with the new escritura - the deed of sale.
We did find it useful as it has information about the property, without having to search through all the other documents - for instance our architect asked to view it when he was doing our Licencia de Ocupacion - long story but after 10 years in the house and considering sale, we found our house had never had one issued !! So the Nota Simple gave him the information he needed to start the search on one piece of paper.

We needed an up to date nota simple when we signed on the register of foreigners over 5 years ago, so there can be times you need one. very quick and easy to obtain.

Isn't it now also a legal requirement to have a nota simple (no more than 3 months old) as part of the paperwork when putting a property on the market? Theoretically this would mean obtaining a new one every three months if the property doesn't sell quickly. I'm quite sure every reputable estate agent ensures that all the properties they are currently marketing have valid nota simples, energy certificates, etc. etc. :wink:
