Property Deeds and Certificates of Antiquity

Not sure if this should be considered a new topic. I am about to sell my house which was built in 1979 (according to Catastral). I was not living in Spain so everything was left to Architect. The escritura for Declaracion de Obra Nuevo was registered in 1981. For some reason the swimming pool was not included and also there are some extra metres on the house. I have been paying IBI on the details on Catastral so don`t think I have a problem there and was thinking I would sell according to the catastral details. Now see that this could be problematic. Could anyone recommend a lawyer in Marbella who could put everything in order. (The house is in Marbella).
Hope someone can help or give me some advice so that I can sleep again.
