Andalucia’s holiday rental law

hi
i live in comunidad valencia
as i understand there is a new Andalucia’s holiday rental law which also counts for comunidad valencia
but a few things are unclear to me
lets start with a few questions and go from there

i do not rent my whole house i live here myself, i only rent rooms

if i choose to be category standard i do NOT need airconditioning?

i rent many times for 1 or a couple of days
does this mean everyday if i have new guest i need to go report this to the police?

you only need Emergency exit sign and plan (Apartments) not for a house?

The new Law applies if you rent rooms out. I think you need to keep a record of who is staying the same as a hotel. Not visit the police everyday. The fines are huge if you do not comply.

I ws told by a rental agent that the law only applies to towns larger than 2,000 and not in the campo.

Ashtondav that may be the case but I would be reluctant to believe anything a rental agent says!

I think I would go ask someone who knows.

Sayalonga is around 1400 people. My mate up the track is campo. He rents out a 1 bed apartment in his grounds. He has do all the stuff and submissions defined in this law. It pi**es him off big time and sure as hell wouldn't do it if he didn't have to. He's pretty thorough when looking into stuff legal.

I don't rent anything, well other than a house in the UK so have no experience other than listen to his constant moaning about it.

"Campo" houses come under a different law.

I would suggest looking at citizens advice bureau spain website or facebook page.they have all the details about the law.

I believe the 2000 population thing is nothing more that chinese whispers.and yes every person that stays there has to be registared regardless of whether its one day. There is a website you can go on to add peoples details instead of going to the police.persume its a national thing? As that law is country wide

so what about the airco when renting rooms?

also who decides what category it is?

I dont know if the law has changed, but I ran a rental business in Competa for 15 years, and was registered with the Andalucian Tourist Board. I always kept a record of guests, but in 2012 I was fined 300 Euros because I had not been registering them with the Guardia Civil. Apparently, I should have either handed the details in at the local GC ofiice or registered them on the GC website.To access the GC website you need to visit your local office and they will issue you with a username and password.

If I recall the translation of the requirement, it translates to " ventilation". Given that air con is recirculated air, it is debatable whether air con qualifies.

I have been to the ayuntamiento, but If anything its now more unclear

they claim you can only rent room if you NOT live there or are seperated from the guest like different entrance etc
also they say you can pnly rent to two persons or more if they know each other?

anyone?
