Re: 10% Deposit for property

The deposit on our last sale was held by the estate agent until completion of sale which took about 3 months The 10% was held until completion? By an estate agent? Not heard of that one before. They certainly never had your best interests at heart, good job the agents never went bump, heart in mout...

Re: 10% Deposit for property

What do you mean by Unless this is just a provisional contract?, it would be the 10% deposit contract with the clauses written in about the time limits ie completion by July if not not further 3 month extn and payment of further 10,000 Euros. Marios by a provisional contract I meant something along...

Re: 10% Deposit for property

In fact in my opinion it is all the more reason for the 10% to be paid to you to demonstrate that they are seriously committed to the purchase, otherwise you could potentially be turning away another buyer during that period only to have the original buyer drop out if they haven't sold their other ...

Re: 10% Deposit for property

I'm still not clear why you may not receive your 10% deposit for months. If they've said they want the house and have paid the 3% to agents they are duty bound to have the funds/means to pay the 10% deposit shortly after. I still may be missing something though so may need a translator again!!

Re: 10% Deposit for property

Sorry guys only just got up  Thanks for the translation Peter  I have just opened our currency direct account to view exactly what we received. We received an exact 10% of the sale price, sent by the buyers lawyer to our account 2 weeks after they'd paid the 3% holding fee to the a...

Re: 10% Deposit for property

The buyers lawyer received their 10% payment when we sold in August. And it was paid over to us by them fairly quickly and a month or so before completion.

Re: Buying a rural property - are any legal??

It won't be retrospective though surely. If you've got multi chamber plastic tank with the drain pipe coming off it you'd not need to change it until you sold up surely? I can see it makes sense clamping down on some "poso's" as I was amazed to see (and smell) some of them were just soakaw...

Re: Using lawyer recommended by agent

Good luck with it all and I hope you manage to find a good person to complete for you. My only advice is if you hear or are told anything that makes your eyebrows raise, anything that sounds dodgy but they say "that's how it's done here" then take a step back and ask a second opinion. Even...

Re: Selling our rural house.

Interesting comment Sid and a point I did mean to raise on here a few months back. As we already know the DAFO scheme is nothing more than a scam anyway but seeing as it's with us just what are the rules?, I don't know that's for sure. The couple who bought our house even before the sale went throug...

Re: Selling our rural house.

For some reason the thread has gone off topic and has been misconstrued intentionally to make out it is a rant about living in Spain and people making disparaging remarks about the country. All this "make the most of what you have" stuff is way off the mark for this thread. Terry posted ab...

Re: Selling our rural house.

Some sensible thoughts there Olive but I fear they'd be to no avail over there. The DAFO as already stated by Beachy and many others is a scam, however it makes money. In the smaller towns a lawyer in most cases will recommend one is obtained, whether it's needed or not. When we questioned it our la...

Re: Selling our rural house.

Sounds like you've been put through the mill Terry, I sincerely hope the end result is what you want and the American buyers get their house bought and you get out of it with your wallet not too badly damaged, all the best with it mate. I've read your post a few times now and sadly I can not be of a...

Re: Buying a rural property - are any legal??

Yes Wicksey we are not on our own it seems, did your friends get the drawings redone? Also re. all the new building work, it's blatant. The Spanish are building houses almost as much as they ever were, yet the spy plane only seems to spot our tiny bit of re-roofing work on part of the terrace swappi...
