Using architect services

Hi, we are looking to do a big reform of a finca and we are thinking to employ an architect to come up with a coherent redesign of the house features and the garden. Does anybody have an experiences of working with architects on this kind? How do they charge? A flat fee / by the time they spend designing / % of works budget?

I would ask for a quote for the job you want designing. Never leave it open ended. If you do you are sure to get a big surprise. I get quotes for everything and if they find extra work get them to quote for that also.

For a major job like this having an architect is essential as you will not get planning permission without one.

Typically it will cost 10% of the cost of the work.
