Renta after sale

Postby chrissiehope » Fri Feb 21, 2020 12:41 pm

Hooray – after nearly 6 long years, the casa is finally sold – completed this morning  !
The lawyer is taking care of most of the paperwork, but I have a question about the Renta – I did 2018 in 2019, so I assume I need to do 2019 now, instead of waiting to near the year end ? I also assume I need to do one for the part of 2020 that we owned the casa (52 days) ?

Am I right in assuming this ? Am I likely to encounter any problems with two Modelo 210s at the same time ?

All confirmation or correction gratefully received :)

You cannot do 2020 until 1st January 2021 anyway so I wouldn't bother. If your CGT declaration is negative and you are going to apply for a refund, yes, you will need to submit a non-resident return for 2019. However, as the due date is not until 31st December 2020 I would doubt that they could use non-payment of 2019 as a reason for not refunding the retention.

Thanks Beach, I think our CGT is quite low, so we will probably be going for a refund, but I will wait to do 2019 until I know for certain what is happening !

Very ! Now it's just the aftermath - getting the retention back, distributing the profits, transferring to sterling..... :-)
