As the Gestoria said "it is the Spanish way" ! Actually I don't think the other properties on construction power are sold yet anyway. She didn't however agree with it, in fact she said she didn't even trust solicitors !

It can be complicated and expensive. When we built our house, there was a 230v supply from a pylon about 100m from the house. We paid €5000 for the connection and although the builder's supply was just a lash-up across the plot, we had to have our official supply underground. So, a 1m deep trench had to be cut in the road and two large conduits fitted (one as a spare!). All then concreted in and the road re-surfaced. That was another €3000. I think the meter is free!
The non-drinkable water supply was another €3000.

This house and street is not that complicated, we are in the middle of a village and there are already two houses on electricity and water in the same row. We have been told the water company will install the meter, no charge. The electricity meter is different though and whilst we wait for confirmation that the owner will pay after not telling us there was NO electricity to the house, then we will have to wait for the company (whoever it is to put it in), so I was just wondering when they get the order, how long a queue it is to get one !El Cid wrote: ↑Wed Dec 04, 2024 5:43 pm It can be complicated and expensive. Update - We have now been told by our Gestoria that the owner is refusing to pay for the electric meter or water meters to be installed. She said that it is not illegal under Spanish law, just irregular but the owner has told her that she has consulted the builder and he sold the house to her without the meters and she was fine with it and has sold all his other houses without electric and water meters. I still maintain that it was dishonest not telling us it didn't have electric or water meters with it but it is what it is and we have to bite the bullet if we want to move in and pay for the metres! Buyer beware as they say !!

Hopefully it will not cost you anywhere near the following saga...............
We recently (a few months back) had to get the "Smart" meter moved from the house to outside the fenced compound (new regulations ?) its now housed in a 1.5mtr high concrete box.
The original "bell" wire from the Pylon (55mtr) had to be replaced to the latest spec cable . ..............The cost 1600€
We had to deal directly with the owners of the electrical supply company.
Water info.................
When you get the water supply connected and running check all the tap filters as the the mains supply can be very gritty initially and these filters block up.
Hopefully it will not cost you anywhere near the following saga...............

Well we have been told by the Gestoria now that the owner will put in the water meter at their expense, approx. 150 euros(big deal!), whilst the elec. meter we have been told by someone who wanted to replace their old meter with a smart meter, that it would cost them 1800 euros which is obviously why the owners don't want to know about paying for it !Enrique wrote: ↑Tue Dec 10, 2024 6:55 pm Hi Dunflitting68,

Rubbish. Smart meters are free in Spain! What you are paying is for the connection to the main supply. You are being ripped off! Walk away from it - there are plenty of good, legal, connected properties for sale. Don’t join the thousands of similarly ripped off foreign property owners in Andalucia. You will inevitably live to regret it. From what you have said about the whole deal, it just stinks of illegality. If you insist on going ahead, at least talk to a totally independent lawyer about it. Do not trust any local gestors that you haven’t dealt with for years. Chances are that they are related to the seller.
