Gibraltar is tiny, so land is limited. That scarcity combined with steady demand, has pushed property prices up significantly. Between 2020–2022, values rose by 50-80% in many areas.

Luxury homes, waterfront apartments, and high-end developments remain at the upper end of the market, commanding rates of up to about £11,000 per square metre in the best spots.

Since mid-2022 the market has softened a bit however is subject to much change since the new Brexit agreement that will affect all taxes. More properties are available for sale/rent, and prices have eased slightly (5-10%) in some segments, particularly not in elite or new-development areas.

What Buyers & Renters Should Know

Open Market vs Restricted Market - Most properties are on the open market, meaning anyone can buy. Some properties are restricted: for example, the “local market” or “3-year residency rule” properties require a person to have lived in Gibraltar for three years and often limit renting or letting.

Costs & Taxes - Buying property involves stamp duty, legal fees, and registration costs, but there’s no VAT, no inheritance tax, and no capital gains tax, which makes Gibraltar relatively attractive from a tax point of view.

Rental Demand - There is consistent demand for rentals, especially for larger properties (2-4 bedrooms), from professionals, expats, and families. Smaller units like studios are plentiful, but returns aren’t always as strong.
