Real de La Quinta
by Chris Chaplow
Real de La Quinta is a large residential development just north of Marbella (within the Benahavís municipal district). It is being developed by the Pascual family of La Quinta Group east of Rio Guadaiza and the flagship resort, ‘La Quinta Golf’. developed by Tomás Pascual beginning in in the 1980s.
La Quinta, not to be confused with Real de La Quinta, was the major project of Tomás Pascual which began in the early 80s with the buying of the land just west of the Rio Guadaiza. If you are pandantic, follow the capital L on the La in Real de La Quinta as specified by the developer in their trade mark.
The development lies on the mountain side of the A-7 motorway, stretching almost entirely from Rio Guadaliza to the Rio Verde. For reference, these are the rivers that flow into the coast just to the east of San Pedro and Puerto Banus respectively.
Real de La Quinta is best reached from La Quinta Golf. There are other access roads crossing the motorway awaiting upgrade such as the continuation of Calle Pleyades in the Los Naranjos district of Nueva Andalucia, Marbella.
Sitting on the foothills of the Sierra Blanca, Real de la Quinta offers commanding views of Marbella and the coast and direct access via rustic tracks into the Sierra de las Nieves natural park and Biosphere Reserve.
The building licence for the first development, Los Olivos, was issued by Benahavís town hall in March 2015. Landscaping and infrastructure works began in December 2017 and the new road and bridge over the river Rio Guadaliza were opened in May 2018.
Real de la Quinta has been called ‘a high-quality resort, that’s sustainable for the environment, completely integrated with nature and transmits the lively and positive side of Marbella, alongside the innovative and practical “smart living” philosophy of Northern European countries’ by Rick Volpe, the architect in charge of the conceptual design.
Real de la Quinta is the first project in Spain that has received the infrastructure planning certificate issued by BREEAM, the world's leading organization for sustainability valuation. Applied in more than 70 countries, BREEAM is a global standard for assessing building projects in terms of their ecological and social responsibility. From water and energy use to urban mobility, recycling to local suppliers, landscaping to protecting the local flora and fauna, the BREEAM stamp is a safeguard for the future.
The development is vast and includes a lake, a 18-hole golf course and Banyan Tree hotel, as well as all the other facilities expected of a residential community including restaurants, shops and a wellness centre.
