Bel Air is a diverse residential area comprising townhouses, apartments, villas, gated complexes, and plots for custom-built homes. Many properties are set within landscaped gardens and quiet streets, reflecting Mediterranean architectural influences.

Residential development in Bel Air has taken place over an extended period. Some of the earliest developments date back to the late 1980s, followed by further construction throughout the 1990s and early 2000s, with a new wave of development from around 2015 onwards. As a result, the area includes a mix of established and newer urbanisations, many of which were developed in phases, with initial buildings completed in earlier years (1990s/2000s) and later phases or additions delivered more recently.

For example, the original townhouses on Avenida de Bel-Air were constructed in 1988, while newer properties in the same area were completed in 2017. Earlier urbanisations include Riviera Beach (1987), Villas Madrid (1989), and Sun Hill (1989), while more recent developments include Casablanca (2018) and Los Miradores del Sol 2 (2020).
