El Velerín is a mountainside area known more for its natural scenery and access to the lower slopes of the Sierra Bermeja mountain range than for dense development. Located between Avenida Parque Selwo and the Río del Velerín, it is characterised by spacious villas, farmhouses, and low-density urbanisation. With its elevation, many properties enjoy scenic views of the Mediterranean Sea, while the Sierra Bermeja forms a striking backdrop with its distinctive reddish rock formations and protected natural landscape. As the altitude increases, the landscape becomes more rugged and natural, with abundant wildlife. This side of El Velerín is one of the greener sections of eastern Estepona, with Mediterranean pine forests, eucalyptus, palms, olive trees, and scrub-covered hills contributing to its rural character.

Residential areas

Unlike many of Estepona’s districts, El Velerín is not defined by urbanisations or gated communities. Instead, the inland area is characterised by lower-density development, with detached villas, traditional cortijos (houses that were or are farms, usually built on large plots), and country homes set on generous plots with private gardens or farmland.

While modern villas have been built in recent years, many traditional Andalucían country houses remain. Residential properties are spread throughout the area, with small clusters of villas close to the A-7, including the low-rise apartment complex Jardines del Velerín, completed in 2003. Further inland, individual villas and cortijos are found alongside newer developments and plots for sale, particularly around Camino Nicola and La Panera.

The area's housing stock spans several decades. One of the oldest recorded properties is a small house with a distinctive blue-and-white façade dating from 1950, located near the AP-7. Other homes date from the 1970s, 1990s, and early 2000s. Properties range from modest bungalows to substantial villas, some occupying large private estates.

Hotels and Resorts

While there are no hotels within the mountainside of El Velerín, the area offers a small selection of private villa holiday rentals on independent plots.

Places of Interest

Camping Parque Tropical is a multipurpose family-oriented holiday facility. Surrounded by tropical plants, there are 20 bungalows with terraces and parking, as well as 71 plots at different levels and sizes for caravans, motorhomes, or tents, all with suitable electrical outlets. Facilities include a swimming pool, bar and restaurant (Gorra Fusion), minimarket, laundry facilities, children's play area, fitness equipment, sanitary facilities and discounts for Selwo Aventura. The area is also home to Ranch Siesta los Rubios, a horse-riding school. Owned and operated by Andalucían endurance (long-distance) champion Caroline Grahm. The centre offers riding lessons for beginners, refresher classes, and, for more experienced riders, mountain and river trail hacks.

Restaurants and Bars

El Velerín has a limited selection of bars and restaurants within its boundaries. The main option is Gorra Fusion Bar and Restaurant, located within the Camping Parque Tropical.

Services

Shopping facilities within El Velerín itself are relatively limited, although the surrounding districts provide convenient access to supermarkets, fresh produce stores, and everyday services. Most residents and visitors shop in nearby areas such as Cancelada, Bel-Air, or Estepona town. Weekly street markets and independent fruit and vegetable shops in nearby districts are also popular for fresh seasonal produce and local products.

For visitors staying during the cooler months, Venta de Leña y Carbón El Velerín, located off the A-7 beside Calle Torré Velerín, supplies firewood and charcoal.

One of the area’s most important services is Hospiten Estepona. A private hospital that serves residents across the wider Estepona area. Opened in 2005, the hospital forms part of Hospiten, an international private hospital network. It offers 24-hour emergency services, along with a wide range of medical specialities, surgery, and hospitalisation for both residents and international visitors. In May 2026, Hospiten Estepona completed a €16 million major expansion and modernisation of its facilities, doubling its capacity.

Bus Service

There are also public bus services passing El Velerin: L-79 Estepona - Marbella between Estepona town and Marbella town, La Cañada Shopping centre and Marbella Bus Station. There is also the municipal E-3 Microbus (only four services a day) to and from Estepona town.

Car Hire, Taxi and Transfers

In addition to hiring a car in Estepona, Malaga Airport, or Gibraltar Airport, Estepona taxis and several firms offer private transfers by minibus car or limousine to and from the airport and the surrounding areas. Bolt and Uber Apps also work within the district.

For those who want to enjoy more of the sights of Andalucía, the district is situated close to the A-7 coastal highway and within a short distance of the AP-7 toll road. This road is typically quieter, but there are toll booths at Manilva, San Pedro and Calahonda in both directions – tolls can be paid in cash, by credit card, or VIA-T (non-stopping) so visitors can easily access destinations on either side of Estepona. Along the coast to the west, these include Sotogrande, Gibraltar, Tarifa and the golden sand beaches of Costa de la Luz. Along the coast to the east, these include Marbella and Malaga. They can also explore the inland villages of Casares and Gaucin on the road to Ronda. Not forgetting the magnificent cities of Seville, Cordoba and Granada.
