Cancelada - Estepona districts

Cancelada is a growing district to the east of Estepona, extending from Arroyo Taraje (towards Marbella) to the Río Guadalmansa in the west. The original residential area developed as a small village with traditional Andalucían character, defined by low-rise, whitewashed buildings and pedestrian streets.
Over the past two decades, the wider area—particularly north of Calle República Dominicana - has experienced significant residential expansion, including gated communities, contemporary apartment complexes and family homes. Despite this growth, the district retains a sense of space, bordered by open land and green areas that contribute to an open, less densely built environment.

Residential areas
Cancelada can be viewed as an area of two distinct parts. Pueblo Viejo de Cancelada (Old Village) forms the original centre, with individual houses and small apartment blocks dating back several decades. Built in traditional Spanish style, the area features narrow streets and local shops. Notable early properties include houses on Calle Bermeja dating from 1940, a residential property on Calle Sol from 1945, and a row of 22 houses on Calle Purísimo Corazón de María built in 1948.
Among the earlier urbanisations in the wider area were Urb. Vaguada (1995–1998) and Playa Cancelada, a 55-home development completed in 2003.
More recent development has taken place primarily in the northern part of Cancelada. Many of these new developments are built in phases, with some phases of one community still under construction. Los Miradores del Sol, a gated community built in three phases, Miradores del Sol 1 and 2 were constructed throughout the 2010s into the early 2020s, with Miradores del Sol 3 completing the development. On Calle Islas Bermudas, apartment buildings (completed in 2024) and townhouses (2021) include shared facilities for residents and guests, including a clubhouse, restaurants, and a gym. Other contemporary projects include Aire (57 apartments), Acqua Gardens (95 apartments and penthouses, scheduled for 2025/2026), Symphony Suites (82 homes, expected 2026), and the low-rise development Oceana Gardens (2024), offering luxury modern residential accommodation and communal facilities.

The Polideportivo Municipal de Cancelada and Free Wave Sport Centre, both located on Calle del Paraíso, provide comprehensive facilities including swimming pools, a gym, multi-sports courts, paddle and tennis courts, fitness classes, and café/bar areas, including the restaurant Bistro Bar La Isla.
For dedicated fitness training, Buddha Gym on Calle Revuelta and CrossFit NXS on Camino Embalse del Taraje offer fully equipped workout spaces and specialist training programmes.
Football enthusiasts can join the local amateur club, CD Cancelada, based on Calle Bahamas, or enjoy matches and training sessions at Campo Fútbol CD Cancelada on Calle Islas Caimán.
Childrent Playground
If looking for entertainment for younger children, Plaza de Nieves has a recently (2025) renovated and modernised playground as part of the Estepona City Council plan for playgrounds and the aim to develop safe play areas for young children. There is another playground on Calle Yelmo, Parque Infantil, and yet another playground and an outdoor gym, park and garden on Plaza de la Juventud on Calle Immaculada Jabato.

Hospedería V Centenario is a family-run guesthouse and restaurant set within a traditional Andalucían building on Avenida Marqués del Duero. Combining authentic local character with simple modern comforts, it offers visitors a welcoming, charming base.
Hotel Doña Matilde is a two-star, family-run hotel situated on Calle Revuelta, conveniently close to the A-7 motorway. Opened in the early 1990s, it offers guests a modest, yet well-located base ideally positioned between Marbella and Estepona.
Sechi Aparthotel Marbella, located on Avenida Marqués del Duero, is a three-star self-service aparthotel offering contemporary, apartment-style accommodation. Catering to both leisure and business travellers, the property forms part of the Sechi Group hospitality brand.

Restaurants and Bars
Cancelada offers a varied selection of dining options in and around the village centre, ranging from traditional Spanish cuisine to international restaurants.
El Carnicero de Cancelada 1993, located on Avenida Marqués del Duero, opened in 1993 as the first Grill El Carnicero on the Costa del Sol and is known for its grilled meat dishes.
Italian cuisine, options include Pizzería Don Giovanni on Calle Montemayor, Cuore Di Puglia on Calle Revuelta, Pizzería La Locanda on Avenida Marqués del Duero, and Trattoria Pizzeria Toscana Ristorante also on Calle Montemayor.
For Mediterranean dishes, Bodeguita Santa María on Calle Purísimo Corazón de María offers a traditional setting. Spanish cuisine can be found at Restaurante El Legado on Plaza Quevedo and Restaurante La Finca on Camino Loma de Retamar. Serving the newer residential developments, La Familia Restaurante provides Mediterranean-style dining in a family-oriented environment.
Finally, for a delicious traditional Spanish morning treat, visit La Churreria on Calle Montemayor for churros.

Everyday essentials are conveniently catered for in Cancelada. Desavio Cancelada, located on Camino Loma de Retamar, provides a well-stocked local grocery option. On Avenida Marqués del Duero, you’ll find Carnicería Halal al Karam, offering quality meats and grocery items, alongside Bacus Vinos & Licores, a specialist wine and spirits’ shop.
Launderette
Laundry services are available at Lavamaz Laundry Cancelada on Avenida de las Palmeras, a reliable self-service laundry that also offers house/apartment cleaning services.
Golf Shops
Golf enthusiasts are well served by Powakaddy, a fully equipped golf shop also situated on Avenida Marqués del Duero.

The local post office (Oficina de Correos) is on Calle Montemayor.

Bus Service
There is a public bus service to and from Marbella to Estepona. For buses to Estepona, there is a stop at the Gran Hotel Playabella on Calle Revuelta. For bus service to Marbella is is necessary to cross the coast road on a pedestrian overbridge.
These stops serve the bus route for the L-79 Estepona - Marbella to and from Marbella town, La Cañada Shopping centre and Marbella Bus Station. There is also the E-3 Microbus (only four services a day) to and from Estepona town. Timetable and live wait times.
